Discussion about 460 East 79th Street #2B
Listed at $3MM, but seems like it should be in the $2.3MM to $2.5MM range. Am I missing something?
It is a brand new reno. I am sure they will entertain lower offers or lower the price once the listing is on the market for a couple of months. That said, I can see someone paying $2.6mm which will be $1500 per square ft for fully finished but no central ac and low floor.
Yeesh REALLY low floor -
I realize it's a brand new reno, but still think the price is high. On the plus side, they did a good job with the kitchen, and all of the bedrooms are well sized.
On the negative side, no en-suite for the master. Even if you move the door, that bathroom is on the small side for a master. Bathroom finishes are fine, but below the level of other $3MM listings. And location is a bit of a trek from the subway.
Between the low floor and the kitchen appliances, the renovation is targeting a very particular category of buyer. I personally wouldn't have committed LR space to that eat-at bar counter, but I am not the target market. Maybe those are a 'thing' amongst those buyers.
Typical tiny bathrooms for that era of building,
Open kitchen adds a lot more light into living room which is especially good for a lower floor apt. But why would the kitchen need to be so big? Also, maybe it's just me but I really hate those bathtubs converted to long shower stalls. Looks chintzy.
