Perfect for people looking for a gut job and uniqueness. Price is a little high
Probably needs close to a million-dollar renovation.
It indeed needs everything. Moving bathrooms etc. Where do you think it would trade? I think the floor is $3mm despite the supply of fully finished condos. Would not be surprised if it traded at $3.5mm.
4th floor finished traded for 4.9mm. So $3.5mm is probably right leaving $500 per sq ft for Reno, carry, and trouble.
I think the 4th floor got lucky and the current environment would not support same pricing. Maintenance is nice even though a PH without any outdoor space is a bummer. Probably goes for 3.3-3.4M max.
I would think the play here would be trying to convince a co-op to sell the roof rights and turning it into a real penthouse.
