I guess the top end is not completely dead. However, not sure how many years of inventory we have for $10mm plus inventory. The calculations are hard as some available inventory as well as listings in contract are not reported.

As far as I know the units in this building are being "privately marketed", as are those in the much larger 220 Central Park South, as well as the even larger 217 West 57th Street. So there are a large amount of Ultra Luxury units which are on the market but won't show up in the statistics.
