Since - counterintuitively - inventories have been holding pretty steady over the past month, has anyone found examples of properties that are listed on broker websites that aren't listed on streeteasy? Someone posted a Halstead example a while back, but I'm wondering if it's prevalent.
I look at the table on urbandigs.com. New listings have been greater than signed contracts in the last 30 days by almost 600... while inventory has held. This suggests to me that listings that have not sold in the spring season are getting pulled from market. I expect much of this inventory to re-appear at a later date.
I wish streeteasy (or urbandigs) would let you search or track inventory that is "unavailable" (whether "temporarily off-market" or "no longer available").
For what it is worth... A bunch of the properties that I "saved" using this website went the "unavailable" route in the last month.
10105, did you check whether they're available on the brokers' sites?
Gee, I assumed that StreetEasy was one stop shopping. Should I be going to every broker's site? Any tips on how others do their searches?
They were pulled from the brokers' sites.
They are available from "mypage" as on streeteasy as saved listings. Here they are marked in red as "unavailable." When you click to get the full listing on streeteasy, the listing appears with a note in red... either "temporarily off-market" or "no longer available."

NYRENewbie... In my experience, streeteasy is pretty good (though with a few day lag). The issue I was talking about relates to brokers pulling stale listings... or possibly listings that were rented.
I think my actual question was different: are there listings on brokers' sites that aren't here, not whether there are listings here that are no longer on brokers' sites.
My original response was an explanation for your counterintuitive observation... Inventory is flat over the last month as listings > sales by ~600 in last month... so inventory would be rising if listings were not being pulled. Here is your missing inventory!!!
Feel free restart the thread to look for inventory that is not on streeteasy... Please note that I would be shocked if you found much that does not appear after a short lag... as I tend to spend way too much time searching the broker sites first and then going to streeteasy for more information about listings of interest.
You could also ask streeteasy if there has been any change in the way that they collect data in the last month.

I think I did.
Note that I'm not saying that such a thing exists - I am wondering whether others have noticed it. I myself have not checked.
