The number of recorded sales, 807, was up substantially from the 688 recorded the preceding month. The average sales price for all units, including co-ops and condos, was $2.1 million, up from $1.9 million the prior month.

This is tracking month-on-month sales and not year-on-year. And although they're calling it their "May Report" it's talking about sales from March which are already slightly stale. In another thread I posted about the latest Olshan report which showed that the one-week boom of 37 contracts was followed by only 25 the next week.
