Not a full townhouse only the first 3 levels so needs some type of discount from whole building sales. It appears that top 2 floors are occupied by different condo unit owners who access from another building which appears to be #148?
Did you notice that the broker only shows a picture of the lower 3 floors?
From the article, owner Dan Abrams says “I always loved the fact that there was real history there”. If true it's odd that he gutted the interior. Also, a little odd that kitchen is one level below dining room but that's townhouse living I guess. Taxes are quite low. Wonder how long that will last.
I am nitpicking though as I think it's quite beautiful space so maybe $2,700 psf is not that far off.
The townhouse market has a very wide of trading prices per square foot. It is very hard to say what is fair. Will say back facade at the kitchen level is not up to par. Most will have full glass facade.
at this price point.
Perhaps the biggest discount would be for condo fees. What exactly does one get for $1,423 per month? One of the benefits of townhouse ownership, from my experiences looking in Brooklyn, is that property expenses are mainly just heat and insurance. Is there a super?
