Pitfall Sale at 242 East 25th Street #9C

You should be really crazy to buy this. I was interested in buying 242 East 25th Street #9C, but I am glad that I did a little research and my close friend who is an Architect helped me to make this decision: That is not just a land lease issue that could raise you HOA fee up to the sky anytime. It is also illegally converted studio into 1 bedroom. There is no record of it on the DOB website. And as soon as they find out, you are going to pay $30,000 penalty, make a project with an architect for +/- $50,000, a lot of paperwork and legalize all these. Shady Realtor people will do anything to sell this to you. My advise to the owner - legalize your "condop" first. Spend some more money on it. GOOD LUCK!
