Discussion about
Recently sold my business and have some investment funds left close to 2 MN plus. I am open to deploy and looking for decent yields. Strategy is Buy and Hold long term. Any suggestions in terms on neighborhood size (2b2B or Multi) and why? I am newbie please be kind. Thanks for your advice

If you are looking purely for investment rather than living, nyc is not the place right now. Cap rates in multi family are very low at below 3.5-4 percent in not so great area and in my opinion sure to increase as the interest rates have gone up. That said it is possible to find special situations with good return. What is your return expectation?

I largely agree with 300 Mercer. I am an agent that focuses most of my business on the northern section of the Upper West Side and Northern Manhattan. In general, an average of 3.5% Cap rates are what I am seeing. I did find an investment friendly co-op for a client recently that had a cap rate of 5%. The better proposition, again as a generalization, is appreciation. 2 Bed, 2 bath is a preferred product on the condo side. 2 or 3 families can be found for $2 million, but typically require gut renovation or are SRO's - which are often challenging unless the building has the Certificate of Non Harrassment.

We're in similar position and we're looking outside of NYC.

Why invest in commercial real estate at market price at this point of time in the cycle? Different matter if you are getting 10 percent discount from what you think is the current market price.
