#301 sold for $200 / SF more with full renovation about 2 years ago?

Gut renos are at least $500 per sq ft discount in this market. I can not say what the finished price is.

30, I looked at the 301 pictures. It does seem basic good reno if a lack of high end appliances is any indication.
