I want to sell my Park Slope studio (coop) and buy a 1 bedroom downtown (coop or condo), and need an agent to help. I will be selling for ~$350K and also buying on the low end of the market (under $550K most likely), so will need someone who won't be annoyed that I'm not a huge commission. I have the money to afford the apartments I'm looking at, but not tons more than that. So I need the person to have a good sense of what kind of offers are likely to be accepted (for instance, is the board likely to approve me at 30% DTI in building X?) Because I am buying something inexpensive, I might theoretically consider HDFCs or places needing renovation. It would be good for the broker to be able to advise me on whether this is a good idea based on the prices. I need to sell my current coop to afford to buy, so I need someone who can advise me on how to juggle that process. Discounts/rebates are of course welcome but not expected. Thank you for reading! Hi Currer, I work downtown (my office is in Tribeca) and I'm happy to talk with you about buyer representation (I can do the sell-side too, but I'd prefer to refer you to a friend of mine who is Brooklyn-based for that.) You can reach me at upstairsrealty [at] gmail [dot] com. Just please put "StreetEasy" in the subject line so I can find it.

Hi Currer,
I can help you with both the sale and purchase, advise on qualifying for boards, HDFC, renovations, etc, and I've handled timing of many sales/purchases. Happy to discuss further. Please click on my SE profile and please call or shoot me an email.

Hi Currer, I would highly recommend figuring out your cash situation first. Add up all of your closing costs for both legs:
https://www.hauseit.com/closing-cost-estimator-for-seller-nyc/ (selling your current pad)
https://www.hauseit.com/closing-cost-calculator-for-buyer-nyc/ (buying new pad)
Do you have enough of a cushion?
Then I would recommend getting a pre-approval letter from your bank. See what the bank says you'll be able to afford.
Then look into broker options. Do you want to pay 6%? Do you want a discounted full service option? Do you want an Agent Assisted FSBO option (i.e. Hauseit) or just straight FSBO?
Good luck and do your homework first!
DG Neary Realty has been dealing with that end of the market Downtown for almost 30 years and has no issues giving full service even it's a "small deal."
Hi Currer, I work with buyers and sellers at all price points and offer generous commission rebates to my buyers. Happy to get on the phone to discuss your needs. Feel free to reach out at your convenience.
