hi guys is $40 per square foot a reasonable cost for a gut strip out of a 1,640 square foot apartment on the 3rd floor. two baths, kitchen, study etc in Soho NYC?
That is not reasonable at all. Is it a walk up?
Without looking at it we probably would be around 15-20sq ft
I agree with Primer05 that unless there is something unusual I would expect closer to $25,000 to $30,000 rather than $60,000 to $65,000.
Duncan, I agree with $25k-30k range.
Separate question. What do you think a gut Reno with reasonably high-end (marble countertops / baths, nice fixtures but not dornbracht level) will cost you all in including carrying cost and say $100k allowance for your hassle? Thank you.
What does it matter in a strip out? eg nice fixtures? everything is getting binned isnt it?
If some one has marble floors, it is will cost more to strip out vs standard wood floors.
I am going though the planning process on a 1200 sft apartment and I am easily hitting $500K without carrying costs.
So $400 per sq ft plus carry plus perosnal labor to manage the process, distraction plus trouble? Call it $500 per ft. Curious why you wouldn’t just buy a finished apartment. Thank you.
Depends on how well you can negotiate. I can find a local Latino friend to do it for $2k.
What kind of renos are people doing that cost $400-500/s.f.??? I am hoping to soon engage on a fairly extensive reno (new floors, new kitchen, new baths and reconfiguring some closets) and not counting carrying costs have been told by my decorator that $125-$150K should be possible for a moderate renovation (e.g., Ikea cabinets but decent appliances and some nice touches) for my 1250 sf 2br/2bath. I cannot conceive of a world in which I'd pay $500K to renovate the unit nor would it be worth it - my estate-condition apartment (non-working kitchen, very dated baths) is selling for tops a $350K discount over renovated ones in the building.
$300-350 per sq ft is hard cost of materials, labor and architect for a nice reno plus carry plus trouble. Architect will be 25-40k. Nice countertops with install will run you well north of $100 per square ft. You will get very cheap finishes for 120-150k as labor cost will be at least 100k. Demo itself will be no less than $15k. You building will make your redo the plumbing to the riser of you are retiling your bath and changing our fixtures. Doors, electrical. $350k discount to apartment on good condition is ok but the relative to new renovated high reno should be more. I do not think you will get done for anything less $250k after cutting corners and using cheap finishes before carry and trouble. And it is a lot of trouble and time to oversee reno. Ask for a fixed cost contract from your decorator including everything - Labor, specification for materials, Expeditor fees, building fees, architect fees, and see what happens.
Nycseller, look at it this way: 2 baths @ $35K per is $70K. An IKEA kitchen where you're not going crazy is $60K, maybe, depending on size -- Primer or one of the architects who post on this board can weigh in on this point. Floors are $20K, maybe.
So now we've spent $150K and we haven't paid the designer, the architect, the electrician, redone the closets, or painted. So I think you're likely spending north of $200K, probably $250K, on your "moderate renovation." That's $200/sf.
Double that and you're getting fancy -- installing central air, putting in custom millwork, replacing windows. And then 300 Mercer is putting in the cost of "carry plus trouble," which means different things to different people. I have clients who enjoy renovating and customizing their spaces, and clients who can't renovate at all, because they're too busy working to pay for their apartments.

Ali, demo $15k, doors cost and install $10k, molding $5k, window sills / radiator covers $5k. Expeditor/ asbestos testing, dob/building fees $10k. Interior drywall 15-20k. We are at $250k. Rent for 9 months from close to move in 6k per month. $54k. Trouble and time spent - I would think at least $50k if not a $100k. So, mid end reno without central ac etc is $300 per square ft. Nycseller should lock in if he is getting lower cost.
You can get realistic estimates from them if you pay a few thousand. Even with them, always expect another 10-15% as the users always change their mind, upgrade materials, and there are unexpected field conditions. This is before carry and trouble.

Median is between $300-$450 per sq ft using full service firm. Little less service and cheaper materials will put you at the lower end of the range.
