Please post which part of Manhattan give you the most bang for the buck. What do you think are the best deals out their right now in terms of New or old developemnts and why they stand out?

Coops in the upper east side with an unreasonable board drive apartment prices down. This translates into great deals for the "right" buyer.

The Best Deal for the Buck is a Mitchell-Lama Co-op. Most of the Mitchell-Lamas have closed waiting lists but a few have open wait lists. Where eles can you buy a 2 or 3 bedroom apartment(some with terraces) for under $15K. The maintenance is usually low but is dependent on your income. Two Mitchell-Lamas with open lists are:
E.W. Jimmerson Housing
1407 Linden Blvd
Brooklyn, NY 11212

and
Gorman Housing
1381 Linden Blvd
Brooklyn NY 11212.

The application fee is about $100 or $200. The wait is about 1 to 2 years depending on the size of the apartment. These co-ops have apartment sizes from studio with one bath to 3 bedroom with 1+1/2 bath. All of these apartments have terraces. There is also underground parking. In Jimmerson the parking fee is $20 per month. In Gorman the parking fee is around $75 per month. Unfortunatly the wait list for Parking at Jimerson is about 20 years. The monthly maintenance includes gas and electric. So the only other utility bills will be for Cable and the Phone. In the application you have to state your family size and income. The application will state the income guidlines. It is best to max out your 401K and IRAs in order to qualify.

I have lived in Jimerson since 1975.
