If they are actually achieving the $4500/mo asking rent (quite doubtful), the $3800/mo rent net of common charges would make for an impressive return on investment at the current ask.

Anton, I hope you know it is a coop. Maintenance includes real taxes.

The seller is also the real estate agent. I suspect he was using it as an office. He could charge himself any rent he liked.
