I am renting in Battery Park City, and was looking at buying at the Riverhouse. The monthly charges with are so high, its like 35% of my rent, how can it possibly be justified to buy down here?
Taxes are high there due to the acquisition of the land. A couple of years ago, apts were priced right in BPC. Now all Manhattan RE wants to hit that magical $1k psf mark and lately the market has accepted that. I think it's overpriced, but BPC is really a nice place to live. Also, the area is zoned for one of the best public schools in NYC.
Prices per sq.ft in BPC are lower then in the other areas, except new construction. Last year my buyers were comparing Riverhouse and Trump on Riverside Blvd. They bought uptown, because prices was the same, but monthlies in BPC was way much higher.
But people live in BPC, so I guess it make sense to them.

Paying more money for something you can get cheaper, is not something that makes sense. It's actually stupid.
dco, money is not the only value that attached to the apartment. Just to name a fiew - location, walk to work, school, keeping up with Jonses, ets...

Damn... lots of inventory in BPC right now, most over $1mm.
I was down there today, really nice, neighborhoody, safe, lots and lots of rentals so I'm not sure if buying is the right approach. But definitely liveable for young and old.
