Close to list price.
I agree. With the exception of 6b which sold 1st quarter of 2011, the cusp of the post lehman RE correction, every unit the last decade has closed less than 4% of ask.

I hear what you are saying - I've sold in the building and lived, owned a building a couple of doors away, and owned/lived in a Coop on the block which shared the super with this building for over 2 decades.
However the counter argument is that this unit couldn't find a buyer when it was asking $2,645,000 Spring of 2016 - which was a much better market - so I think it will be interesting to see what happens (in that based on the qualities I listed in the initial post would one would think this unit would sell very quickly and at close to ask).
Although the apartment seems to get nice light, it's still only on the third floor and I don't see any discount for that in the price. Also maintenance is a tad high for a part-time doorman building, IMO. That said, it's an attractive space for a young family.
What the apartment really has going for it is a lack of finished supply in Greenwich Village of this size and price. Not to mention PS41.
Personally I will take this one even if it faces 8th street despite 8 foot 3inch ceiling height.

Oddly in my life I have had two sugar daddies that were acrophobic. One lived on 2, the other looked in a new building and decided that he could live as high as 6 with a balcony. So for some, an expensive apartment on a low floor is a thing.
30yrs, I definitely defer to your expertise in the neighborhood.
There are 2 ways to view your initial question.
What will it sell for and/or what will it sell for ultimately.
It comes down to if the seller HAS to sell.
If it goes into contract during this listing period, I'll bet its within the 4%.
