So I saw an apartment with a broker today and he said that there is a $50 streeteasy fee per tenant if we want this apartment. (this is a separate fee in addition to a broker's fee) Is this "streeteasy fee" a thing? I've been using streeteasy for a while and have never come across this before so I was wondering if this is normal or if he's trying to rip me off.
Thank you for flagging with us. StreetEasy has no fees – on or off the site – for consumers. We continue to provide renters, buyers and sellers with access to our platform for free. What the agent is likely referring to is a nominal advertising fee agents must pay to advertise their rental listing across StreetEasy, Zillow, Trulia and Hotpads (similar to a fee someone would pay to advertise on NY Times). It is a broker’s prerogative to structure their fee as he or she sees fit, but this is not the intention, nor is it endorsed or imposed by StreetEasy. Get that in writing. Landlord probably won't be happy with broker increasing the wedge between him and potential tenants. Use the threat of sharing with the landlord to get broker to reduce his fee (as in the real 15% one). Share with landlord anyway because the broker is an ***. Especially if you decide against the place.
Even in the ridiculous situation of the broker "passing on" their marketing cost to you via a fee, there is no reason why it would be per-tenant.
This was under the assumption that the broker was exclusive to the apt, not hired by you.
