Discussion about 100 West 80th Street #2B
The exterior of The Orleans is 1 of my favorite on the UWS but what sane person is going to spend almost $5 million (or almost $4 million or......) for an apt that has a kitchen as tiny on this one. What the f**k were the developers thinking? Absolute insanity. In current condition, the price needs to drop at least 20%.

A) Who knows considering a non-i significant number of "luxury" apartments don't even have separate kitchens, but jus a wall in the living room or foyer with cabinets and appliances against it, and
2) Haven't a number of units in this building with similar kitchens sold at this price or higher?

I agree with 30yrs_RE. I love to cook, am quite accomplished, and have a smaller kitchen than this in my Chelsea coop. I don't see it as small, but rather compact, which is fabulous for the accomplished cook who has everything in his/her reach. One must be organized, yes; however size doesn't always matter, even with kitchens.!!!!!!

Just focusing on the kitchen not the price. It is indeed very small for a 3-4 bedroom. More suited for 1 bed room new development.

The MBR closet is there, but it looks like an afterthought. And, apropos of earlier comments, there really isn't a kitchen -- there is an area for cooking in the LR, separated from the main LR by an attached island. I wonder where the original kitchen was (are these anywhere near the original floorplans?)

And the broker babble: "For the first time in its 115 year history, the Orleans is offering 4 and 5 bedroom condominiums for purchase!". Well, yes, but it's only been recently that *anything* in the building was available for purchase. It's not like the developer was keeping them off the market.

Aaron, I know but it is a “closet” in the master bedroom suitable for a second bedroom in a luxury apartment rather than “master bedroom closet”. I think they put “master bedroom closet” in living room by mistake.

They would have been far better served by putting the kitchen in the 'great room' where the line of closets is. Clearly that is a wet area because it backs up to a bathroom and a w/d hookup so it should work. The current kitchen space is a joke and for me would be a deal-breaker.

While I hear what you guys are saying and I personally cook >90% of my own meals so a kitchen is very important to me, I think the vast majority of Manhattanites rarely use their kitchens to the point where people are installing second "work" kitchens so that they never have to use their expensive "show" kitchen which are open to their living rooms.

While many single people rarely cook (may be true for couples as well), families with children, which this apartment seems intended for, do cook and kitchen is an important part of family meals, children’s meals, and get togethers. Even if you do not cook, whoever you sell it to may.

Except that city code does not allow more than one kitchen per apartment (unless you are kosher or have some other religious exemption you can prove).

300 -- Agreed. The closet situation is odd, at best.

I think the row of closets along the 'great room' is ridiculous, as is the walk from BR2 to a bathroom - you either go through a bedroom, or into the 'public' space of the foyer, and kitchen area. As laid out, this looks like a rabbit warren for raising kids, so maybe the LR closets can be used for toy storage, and nobody cares that the apparent 'guest' bathroom has to be scrubbed every time guests come over. And for all that renovation work, couldn't somebody have found a way to hide the plumbing pipe in the corner of the LR?

And I see window acs. I think sponsor basically cleaned up every thing in place without any major reconfiguration, expansion of bathrooms etc.
