Brooklyn townhouses still red hot?

This Cobble Hill house was sold 07/09/2015 for $4,545,000, was renovated, and is now back asking$4,999,000. So how far above asking price is it going to sell for?

They bought the house last year for $1.75 million, renovated into a 2 family, and now want $3 million for half. However the whole house used to be 4,180SF and now half the house is 3,553SF?
What will it sell for?

Still hot? That depends. We just closed on a home in PS that had five bids on it, pretty hot. For what it's worth, in our Little world we're seeing a lot of activity right now. Three accepted offers this week.

My perspective, it's still a very choppy market, if you don't have the right property at the right price in the right location, it could a be cold and lonely winter.

Generalizations don't work, this a local story.

The Pacific Street renovation is peculiar. I assume that they wished to preserve the ability to convert back to a two unit, but the layout is not very elegant as a single family for $5MM. No bathroom in the master, no bathroom on the parlor floor, bedrooms separated by two floors, and it appears no access to the lovely yard from the first floor.

nyc_sport, it's a great layout for kids. They'll be able to easily sneak out at night.
