Anyone familiar with this building? Looking at apartments and am curious re the board process, etc. Also, seems to be only. 1 elevator for passenger use - curious if that means extensive waits at peak times.

I wouldn’t buy single elevator serving 20 floors and 80 units. I am guessing people are free to use service elevator which is next to regular elevator. In that case, you really have 2 elevators.

Correct, there are 2 elevators both are wood paneled and lpassenger ready” but one seems to be primarily used for service. Perhaps the building has specified periods when it’s used or service.

In most cases, the service elevator is used for move in move out, reno, garbage clearing etc after 9 am and before 5pm. Even during these hours, most of the time it is free for passenger use.

I have been in the building for a number of years. No problems with board. Its a very nice board, friendly helpful. Never had problems with elevator service. Service elevator worked well during reno. Regular elevator is timely, not crowded. The elevators do need repair now and then but the building is on top of it. Staff is very nice. Only drag was waiting list for parking spot. They are upgrading the facade and will be renovating the lobby.

Thanks for the feedback knewbie! I imagine the parking lot wait list is 20 years long! How long have you been waiting? Current lobby looked nice to me...Will the update just be soft goods? Any other big plans for the building, ie rooftop terrace? Did you have to renovate? Was that a reasonable process with board.

Board is good with reno's. No hassle, just follow the procedures. Not a bad wait for parking 4-5 years depending on who's selling/dying. Lobby from what I understand is a full reno, not just soft stuff. I've missed the last few meetings, but I think expanded gym is in the works. Looking forward to limestone facade being completed. Should give it an improved exterior street appeal .

The HOA fees seem high relative to other buildings. Is there a reason for this?
