We're in the process of closing on a 1 bedroom coop in Manhattan. According to our contract, we can inspect the apartment up to 24 hours prior to our closing date. The apartment is a bit of a fixer upper which we are ok with. We plan on doing a lot of the renovations ourselves. What are reasonable requests we can make before closing? We would definitely like to get the place cleaned and any furniture left behind removed. The windows aren't in great shape and our broker mentioned we should ask the coop to replace them. Are there any other things we should look out for/ask for? Thanks.

The window request may or may not fly. Removal of furnishings is reasonable. Generally, appliances should be in working order or you can ask for a credit. It should be "broom clean." Read your contract though. If the appliance clause is crossed off, then obviously, that changes things. Same as any clauses regarding the apt. being delivered empty of furniture--see if there is anything about this inthe contract. Basically you can't just go making stuff up at the end and demanding things not in the contract.

Didn't want to go in blind so thanks for the common sense advice kylewest...Now, any recommendations for home owner's insurance? Anyone heard of Max J Pollock and Sons? I may be on the wrong site for these type of queries as most folks appear to be focused on discussing which way the market is going. I'm trying to let it go at this point and enjoy moving into my new home after renting for 12 years.
