I think the realtor wants to make sure the client doesn't take away the listing so he fills their head with bs on pricing.

It keeps going up and down because the agent Darren Sukenik thinks he is very clever to do this. It is one, perhaps the only, trademark tactic of his that many find kind of classless and if not sleezy, at least blatently gaming to system to keep attention on his non-selling properties.
