Discussion about 208 East 20th Street
The description certainly is a mouthful, but who is actually the target audience and what will it sell for? Can you get a residential C of O with that small a rear setback? And that location on the block with the 13th Precinct and in the shadow of the ass end of the new Gramercy Square project?

I love it, too. Such an old-school NY vibe. Should be a museum to a wonderful past era of Manhattan living.

This is the sort of place that would be just fine with little more than a sensitive updating, rather than a radical to-the-walls full gut reno, either as a single or multi-family. For the right person and architect, a chance to have a unique with lots of character (in a good way). I wish I were in the market for a building -- it looks like it could be a great project.
