What was the reason that this apartment has been in contract at least twice but not sold? Are there some flaws not mentioned in the listing?
Fourth floor walkup, mean layout and butt ugly, and you want to know why this isn't selling? Just look at it. It would be expensive at $500K, in my [humble] opinion.
Plus HDFC... Definitely over-priced a lot.
SRO conversion?

I don't know this building, but I have had a lot of experience with HDFC's. There are a lot of HDFC's with very stringent boards. Some want to keep prices affordable- and reject because the price is too high. Some don't want to see substantial gift funds. Many others will be extremely strict about making sure buyers earn less than the income cap.
What about this one? It was in contract in December (or at least I was told so) and then back at the end of February.
