Discussion about 25 Sutton Place South #4M
Started listing in 2016 and has been in price discovery since then? It is now almost half what was originally listed for.

And then there are the knuckleheads next door who decided to *raise* the price after being on the market two years.

Maybe they should have gone to their Board to demand the place be made dog-friendly? That would more than double the pool of buyers.

Needs some reno/updating, and maybe the assessment is turning people off? Wonder what the rest of the financials look like? A building that size (300+ units) should be on solid ground.

+1 on the dog friendly expanding buyer pool - There were so many listings on Sutton Place that caught my eye when we were looking that were not an option because of “no dog” policy.

As much as I love dogs, I don't want one barking her head off next door for 3 hours when I'm trying to work or relax. I'm in a no pets building (though we have maybe 3 somewhat suspect 'therapy' dogs), and the quiet is nice. (and yes, our apartments probably sell for less because of that, but I also benefited from a lower purchase price).

@Aaron - I absolutely respect that and get why no-dog buildings exist and have their own niche.
