Very high price per sq ft

Discussion about 561 Pacific at 561 Pacific Street in Boerum Hill
I was considering buying in this building but the sponsors seem to be quoting around 1600 per sq ft in some floors which seems very high for this neighborhood and no comparable comps. No tax abatement and high potential RET taxes post construction in the range of 1800$ per month on 1200 Sq ft apt.
