Harlem: 11 Hancock and The Rennie

Any opinions on The Rennie (137th St and ACP Blvd) and 11 Hancock? Rennie seems to not be moving units that quickly and neighborhood lacks grocery store and basics. Rennie has 421a however

Only a couple of people on these forums follow these areas. I happen to be an agent that specializes in Northern Manhattan sales. While the Rennie's 421-A is advantegous, I think 11 Hancock is more appealing to most buyers. There is a lot happening in the 120's- but not so much in the area around the Rennie. If that isn't as important to you- then the Rennie can be a good deal at the right price, but I thought they were too pricey for that area (though I haven't looked to see if prices have adapted in the last 6+ months).
