Oh please. Only shills write stuff like this on Streeteasy. Which apartment are you the broker for? 10A or PHD? I'm sure the views of FIT's campus are magnificent...
I agree that only shills write stuff like this on SE. How about someone reveal the warts of their building. Here are the warts of mine, for those who know the address: There are 2 awesome family apartments that are not openly on the market because both families have left NYC for different reasons (pre-pandemic). There is another family apt that is openly on the market because I believe sellers need to sell. All three can be had for a song right now. Two out of the three (the 2 that are not technically on the market) because sellers can hold on indefinitely, but I believe they’d prefer not to. I would offer .75(asking price) for the one that is on the market. The building is in transition, but for those who value the location and want to move in time for the fall, there are deals to be had.
Oh, but when I say “deals to be had,” please bear in mind that I view owning in NYC as consumption rather than investment. The ppsf for an excellent quality of family life if you value space and proximity to the office in midtown cannot be beat unless you rent, in which case it can be beat depending on factors you input into QOL. Were I making decisions for a family that included young children, I would almost certainly rent, but, if you put a premium on ownership, just saying . . ..
One of the earmarks of a bad shilling job is to take one of the biggest negatives of the subject and try to pretend it's a positive. In my workshop "How To Shill Properly" one of the things I teach is that to be convincing you need to include at least one negative item in your "review."
Good point - the negatives are location far from subway and high maintenance that is only going one direction.
Great wallpaper in the smaller bath in PHD. I like it when people do fun things with tiny spaces. Unfortunate that the terrace is only accessible via the BR. But which would you rather have: this, or the unit at 414 E 52nd (see 'what's selling now' thread). For roughly the same $$,I think you get a better deal at 414.

The area at night, while not dangerous, is pretty blegh. Not much going on. Close to Penn if that's your thing.
Also close to FIT if that's your thing.
