Good building and area on East Harlem?

Discussion about 306 East 105th Street in East Harlem
I've seen several condos for sale on East Harlem near 1st Ave. between the 100-105th. Even there are several projects in the area, how bad is it? Is the only area in Manhattan where you can find a condo on the $300ks
