Discussion about 365 Bridge Street #7E
I looked at the previous listings and saw the floorplan for this. It looks like it is technically a large studio. Is that the case?

Yes. Among other requirements, a bedroom must have an exterior window.

I'm seeing more and more listings showing "potential" rooms counted rather than actual (2 BRs with an awkward "alternate floor plan" 3rd BR listed as 3 BRs, etc). I'm curious if REBNYs threatened fines for inaccurate listing data will do anything to fix this?

I have to say that this is the most egregious case of inflating bedrooms I have seen. In Soho, if the frontage is wide, I have some understanding of calling an interior room a bedroom even though that is not legal.

This unit was sold as a studio with two baths but buyers and their attorneys will not get fooled. I think the selling broker want to attract more interest but the seller and buyers know the truth.

This also seems to be typical for floor plans in this 365 Bridge building, especially on the lower floors. Narrow but very deep studios with windows only on the narrowest wall of the apartment. The building has a tricky floor plate to deal with.

Man, that listing is just wrong...

To 30yrs point about 'potential' listings, SE's own "Listings Quality Policy" says "Only legal bedrooms should be included in bedroom count and all units must be advertised as they exist today, not with the details associated with potential renovations." https://support.streeteasy.com/hc/en-us/articles/360046978552-Listings-Quality-Policy

Which would seem to discourage the use of 'virtual room' pictures as well.

It is 1 bed now. More palatable as the size is large.
