The location would be great for me. But if you have to ask, then it's probably not great for you.

I know nothing about the structure itself, apart from general skepticism toward new developments downtown (and new developments generally).

The definition of "Tribeca" seems to be creeping downward. To me it's above Reade St and west of Church, bare minimum. Anything around Chambers has to be "civic center", no? It's right there in the name (judge's chambers). But I've seen realtors claim it starts at Murray or even Vesey.

Murray and above is 100% Tribeca now as center of Tribeca has shifted down due to Whole Foods and other amenities. Even the PS234 is south of Chambers. The apartment in question is on Chambers. So not prime but not on Broadway either.

I wouldn't want to live on Chambers unless there was good soundproofing - it's one of the major 'crosstown' streets down there (west side to Bklyn bridge). And Church isn't a narrow country lane either. Not my idea of a desirable intersection.

IA with 300 that Tribeca runs all the way down to Murray, and has for some time. But I also think that you're dealing with a fairly commercial corner ... my office is just a few blocks from there, and in my mind Church is sort of more problematic (and I don't mean unsafe, I just mean unresidential and loud) than Chambers is. Maybe, if you're coming from further uptown, 14th Street is a good analogy.

A good comp for Church St would be 6th Ave, well, because it is.

I used to black out at the Patriot, next door, pretty often. Very cheap pitchers of house beer.

The map is in agreement with my long held belief that there is a special carve-out for 60 Lafayette and 111 Centre so they are outside of the New York.

Ha! SE is so new dev-driven that they had to gerrymander in 49 Chambers (which, I admit, is a building I like).

I can neither confirm nor deny climbing onto the Patriot's bar only to immediately slip on spilled beer.

(A one-off, easily blamed on rowdy coworkers from out of town. Mudville is more my speed.)

I passed their building a few days ago; it seems Flashdancers bought NY Dolls and made it part of their franchise.

The Patriot followed by NY Dolls is the ultimate "Central Tribeca" nightlife experience.
