Discussion about 165 West 18th Street #8A
In all the apts I've seen in person or online over the past many years, I don't think I've ever come across an apt whose neighboring apts' windows are a mere inches (or a foot or 2) away, overlooking the main living areas and bedroom of this apt 8a. Talk about zero privacy in your own home. And asking $2,000+ per sq ft. The bids will be so far below this, the broker will look like a clown.

The buildings you can see in the windows are at least as far away as the street is wide. I think the photos are a bit deceptive because the windows are quite large and the Hellmuth building (buff brick building on left) being an old commercial building, is just of a different scale.

Fundamentally, I believe the issue here is more a matter of floor level rather than how close together the buildings are. This is really just par for the course when you’re below the first setback in Manhattan.

That is not a bad "vis-a-vis". The backs of most old tenement buildings have windows just a few feet from each other.

And the sides in so-called dumbell tenements were even worse. The bedrooms were so close that there was no privacy at all (just read "Biography of a Tenement House: An Architectural History of 97 Orchard Street"). Things were really hideous back then..........

People still live in those dumbbell tenements with legal windows facing a 2-1/2’-wide light well. If you’re lucky and there is another dumbbell tenement as your neighbor, the well grows to be about 5’ wide. If you’re unlucky, it’s 2-1/2’ to a brick wall.

Interesting to compare the different utility structures in NYC. The substation next door is a far cry from what is now Walker Tower just across 7th Av.
