As for funk-house, there's always a reason when no floorplan is shown, and it's never good.

Oh this thing. The latest C/O says this is a “private club for Cooper Union alumni.” Ground floor looks like it was being used as commercial space until very recently.

Almost useless as a house on such a small lot. All your legal rooms will need to be in the front because there’s not enough distance at the rear of the building to the rear lot line to have any rear windows serve as required windows. Need 30’ minimum.

There are floor plans in the last rental listing, by the way.

Never pays to be the last holdout on the lot. Better off as a social club at this point.

The ground floor was a hair salon. I remember it well because I found a pretty blonde stylist there back when I was a single man. She was dense as a brick though.

For townhouses on tiny lots, there's only one room per floor, so the point of back windows is light not legal egress.

Other points made notwithstanding, egress is provided by stairs, fire escapes, fire towers, occupant evacuation elevators, and the like - not windows (except those used to access fire escapes). Required windows provide light and ventilation to occupied spaces and rooms. A window in and of itself does not satisfy a second means of egress requirement and this is a falsehood I’ve seen stated elsewhere on these threads.
