Also to the naysayers who will criticize - I am excellent at what I do, have been doing it for over 7 years and continue to do prosper based on my abilities and skills. Now with the Internet and free flowing of information - a FSBO can make more money than with a broker. The key number to consider is NET monies and not gross monies. A broker may be able to get a higher number but considering their 6% fee it generally will net the buyer less money since the buyer has leeway on their pricing (see my pricing post). 50+% of buyers were coming without a broker. The only time the buyer is in real trouble is when they don't follow the proper way to price using the comps (see using comps article) and completely over price the property. As I told you in the price vs time on the market post, price goes down as time on the market goes up. (Apparently a lot of brokers have no idea how to price and will say anything to get a listing - commission based field brings that out) If a buyer will price smartly with the comps and just under similar broker listings - they will always net more than brokers because their property will be a deal. People today are very savvy and know when an apartment is a great deal. The real issues for FSBO's; realistic in pricing, good photos, marketing, will they want to show the space, handle communications and if it is a co-op - will they qualify correctly. With my advice that is a simple obstacle to overcome. Also with the Internet - brokers aren't the gatekeepers of information - which then allows for more transparency and greater abilities to sell for more money. This is especially true for people that have recently bought and then want to sell after a year or so, as year to year appreciation flattens out - it will be near impossible to break even with a broker due to fees and closing costs. Brokers major advantage is the major websites they have that band all of the companies listings into a destination website that generates traffic. This provides brokerage with a marketing advantage over a single FSBO, as the FSBO doesn't have a centralized marketing platform. Coming soon - there will be a website that mimics the advantages of a big brokerage website by banding FSBO only listings together to gather market share and traffic, offer pertinent information and offer professional support. I don't think other brokers will like me but that is exactly what I am going to do, because I think the market wants this opportunity and it will help people.
