getting the best deal without an agent

I truly dont need an agent, they generally just slow things down for me when buying or renting. Would folks recommend just going directly to management offices if its a big building? i know they would often just pay a buyers agent one month commission so do i have more ability to negotiate if i go without one? or is it best to get one and try to get them to offer an rebate?
