This ESueCho has spammed the board with literally the same post at least 10-15 times (I stopped counting). Do folks like this think that if they post enough, their sheer will will make the market go up 10%? And, it has crossed my mind that this is just LICC. Duplicate posts with just insults and no logic or facts *is* his trademark...
Wow, its worse than I thought... looks like his post made it onto at least 30-40 threads.
This guy is beginning to sound more and more like LICC by the minute...

Not sure of the pschological component, but given the shift of the bulls on the board into insult-only mode, its certainly a HELL of a lot of them. You can try to figure out how/why all you want, I'm just pointing out that they exist in spades even just on the last few threads.

Yep, right again. The carrying costs are under 5k/month, but I should have sold at the peak (paying 6% broker fee and taxes on the profits). Then I should have gone across the street and rented virtually the same unit for 7,500/month. I would have kept renting for years, trying to time the market and spending hundreds of thousands of after-tax dollars on rent. Then I would buy again, after spending months doing research and looking at places, and after incuring tens of thousands in closing costs. Not to mention that I would have had to leave an aparetment which I absolutely love.
Would have made a lot of sense. The more I think about it, the more bitter I get.
BGarcia, you may have also had to pay capital gains taxes if you didn't roll over your gain into a new property.
Turning a gain into a loss to "save" capital gains taxes makes as much sense as asking for a lower salary from your boss to save on income taxes...
Not to mention the available tax deduction....

Did your gain suddenly disappear? Hell, if anyone made such a fantastic investment as you describe, you could have rolled the profit into a CD and lived off of that.
In the end, you seem to be confusing short term cash flow with profit....

BGaria - I am 100% with you (see my post on similar topic on one of the other strings, Trump, I think). Substantial transaction costs as well as huge hassles (essentially indirect transaction costs), make trading in and out of real estate every time you think there is a peak or a trough quite impractical. And if you're living in a place you like and can afford, why bother to begin with?
Great post BGaria. Eddie Wilson gets more and more exposed for his lack of knowledge (and social skills) the more everyone presents him with reasonable logic and common sense. He makes very clear his internal frustration, and denial thereof, at being a renter all these years.
