Saying the maintence is real high is an understatement. That maintenacne is almost the equivalent of what people pay in rent for a comparable apartment! No way would I buy that place. I think that apartment is virtually unsellable unless you lower the price to $750,000.

I saw this apartment months ago. It is just a very strange layout. Maybe its price is coming down to reality.

This looks almost unsellable. Anyone who can afford $3400 a month in maintenance can afford a real two bedroom with a decent layout and normal maintenance payment. This layout is awful with no powder room on the livingroom/dining/kitchen level and rabbit warren configuration in the upstairs. Looks like the killer maintenance is more than other apts in building because a huge amount was tacked on for the useless 5' wide terrace or something. It's over $2/sq ft! I'm saving this listing. Dying to see what happens.

you gotta wonder who was a dumb enough to list it that high in the first place. thats not some really hot area. so no need to test the market when there is nothing good going for it.

Looks like the main selling point of the apt is the terrace... still not worth $3400 in maintenance

I think the layout is a much bigger problem than the maintenance. $2+ psf is quite high, but I'd pay that if I was getting a good apartment with 1650 usable interior SF and two patios for under $600 psf. I can't even begin to calculate whether the 1650 SF is true, but regardless of that, much of it is wasted.

WOWZERS the Maintence is as much as a rental. That is true. That is not a unit I would want to have in my listings.

That maintenance is on crack. No way I'd even consider something like that no matter how 'good' the asking price might become.
