If you want to reside in an inescapable stench of cheap marijuana that pervades the entire building, plus take a stroll through a property liberally sprinkled with dog feces, this is the place for you. Other than sending out a few feeble and ineffectual emails about these conditions, management has been unable or unwilling to fix either of these situations. This is a real shame, because the building otherwise has much to recommend it: terrific maintenance staff, remarkably sound proof walls, a great location within easy walking distance to Brighton Beach and easy commute into Manhattan, great local markets, a vibrant and diverse neighborhood population. And the area is generally remarkably safe - except for the building, which has probably one of the higher concentrations of crime in the neighborhood. Just in 2023 there's been a home invasion resulting in a shooting, and several attempted assaults sexual or otherwise. None of which were communicated to the residents, but only found out through third hand reports. No comprehensive safety measures have been taken, and the poor concierge folk are now responsible for assessing any potentially dangerous visitors by sight while they struggle with their other responsibilities. Over the last 10 months, there's been a noticeable increase in below-market rate tenants, at the same time as a decrease in the overall quality of the living experience, specifically the two previously mentioned issues, meaning that those of us paying market rate rents are subsidizing regular perpetrators of building infractions. Management has not lifted a finger to address any of this, and the building is steadily devolving into public housing. I myself am working with the city to see how much restitution the building will owe me for forcing me to relocate. What a shame. [less]

I'm not sure the cannabis smell is unique to this building. The problem is only going to grow now that legal dispensaries are opening.

I'm interested in people's opinions. Do you think these properties were developed with the idea of selling as condos and then they had to go rental? Seems like they went too upscale for these fringe areas. 421A insanity?
