Discussion about 440 West End Avenue #12A
What is the amount that a smart buyer should allocate to renovation of this apartment? 6A is going for $875K more. https://streeteasy.com/building/440-west-end-avenue-new_york/6a

It really depends on what you are planning to do. It looks like the listing agent suggested a reno is in order with at least the bathrooms and kitchen. There’s also a suggestion that electrical might need upgrading.
In my co-op I used Inson Wood (211-343-1077), who was recommended by a friend. He was great. Straightforward and explained all options (we had to update pipes, electrical, and windows). He was not the bare minimum cheapest, but I think sometimes you get what you pay for. He was mid-range, did great work, and easy to deal with. He’s an architect and interior designer and we appreciated this rarity because he could maximize the spaces and make them look great. We didn’t need 2 different people, so it streamlined things and was cheaper overall. It’s been over 10 years but Inson calls every once in awhile to check in and the apartment has really held up.
