Low maintenance mystery?

Discussion about 20 East 74th Street in Lenox Hill
#20 East 74th Street. For ex: Maintenance for this 3 bed/3.5 bath is only around 2.6k per month. That seems suspiciously low for a building in this location with full time doorman, live in super & some kind of a gym. https://streeteasy.com/building/20-east-74-street-new_york/1214d Any commercial tenants?
There are commercial tenants on the Madison Ave side of the building, and 1 or two medical offices , though I don't know the ownership structure of the building to say how that specifically contributes to low maintenance. Maybe they paid off their mortgage?
Even with no mortgage that maintenance is very, very low. In that location 2.6k per month would be low for a 2bed/2ba
There may be a hair-raising history of assessments that nobody is talking about.
More likely, I imagine the retail is a big contributor to the co-op finances.
Built in 1947? Looks a lot more recent.
