Oh this kind of looks like that scene from 2001.
Rented for $88k two years ago, maybe a tad optimistic to ask $150k now, but then again, listed for rent for $256k back in 2019 so now it looks like a bargain!
And how many penthouses are there in this building? Takes away a little of the luster and prestige when there are ten other penthouses in addition to your own

How long until developers offer exclusive PH naming rights to the highest bidder out of the 10 top floor units ? Pure margin.
What do you get for the naming rights? Your property becomes known as the Guaranteed Rate Penthouse on official documents?
I was thinking that your unit gets the exclusive use of the word "penthouse" and the PH# designation.
You could also go with corporate sponsorship name for an additional fee.
I believe PH apartments in this building have higher ceiling of 14 feet vs lower ceilings of 11 foot of other apartment and very generous with outdoor space and the size of the apartment itself. Having been to one, the spaces are incredible.
Rental sticker price seems indeed too high vs what is out there.
As far as calling multiple apartments PH, buyers know the truth.
For example, this is just not the same space as the PH ignoring the size. Ceiling height and outdoor space size being main differences besides size.
