Not new for New York. When 20 Pine in FiDi was first launched in 2007, the idea that residences were collaboratively designed with Armani/Casa was fairly front-and-center.

I get a similar sense here. The building / apts are rather unremarkable at $5K-$8K ppsf. If it were $3K-$4K, it be in line with the market IMO. Is the sheen of Armani worth more? I don’t really think so, because that sheen fades. In 10 years after marketing is done, all you are left with is the location, architecture, etc. and like 20 Pine, people asking WTF about the original prices paid.
Agree w/ 'nada -- ho-hum, if large, apartments with some trendy items (stupidly large EIK, egg tub). The design is a good example of what it is, though starting to look dated, and the architecture is a bit weak (wasted hallway space, DR windows poorly placed). For those who want a turnkey 'designer' residence it would be fine though. What I do not fully understand is the integration of the adjacent building (19 & 21 E 65th) into 760 Madison (charming exterior - glad they kept it). May have to wait for the lower floors to come onto the market to see what's going on there.
Perhaps they are selling for 25%+ off the ask. Ask for these high priced properties are all made up anyway. I can see 5/6th floor going for $3500+ per sq ft - what Nada is thinking. PH a little more depending on how you factor in outdoor space. For some, it is very desirable location. Not much supply of condos in that area.

Financial District is always the financial district. Is there an example in the real residential parts of Manhattan?
Who is the target market for these Armani residences?
Kids in Private school and work in Mid-town. Privacy Seeking. So coops are out.
To add, UES has limited condo choices west of Lex.
Oligarchs who needs to launder their ill gotten gains.
Doubt too many people purchasing Armani residences “work” in midtown or elsewhere.. lol
You will be surprised at how many people in private equity and hedge fund world are midtown workers and UES residents. Ignoring Armani stamp and associated price, it is just nice contemporary finishes. One doesn’t have to pay asking price. But finished condos are scarce in that area.

Ha. Just to nitpick, what seems to be powder room has drawer in the vanity (nero marquina black) but not the main bathrooms. And I do not see a medicine cabinet either. And the marble in the bathroom with mosaic is strange color.
Huge kitchen but not enough cabinetry for such a large apartment.
But who am I to criticize Armani?
Kind of a 'last week' designer.
