https://streeteasy.com/building/three-ten/sale/1691658 I like checking back in on the above unit once in awhile. We rented it for two years and loved both the unit and the building (the chandelier was my addition; I left it there by mistake but then circumstances were such I never got around to reclaiming it). In any event, checking out the condos for sale in the neighborhood, and particularly this one, it is always a good reality check on the coop v condo thing. We are into our current coop apartment in a location I prefer with a style and finishes I love (because I did the reno) for 60% of the ask on this unit. Mr. MCR would have purchased this unit in a heartbeat (seller offered it to us at exactly the current list all the way back in 2013) had I not set my heart on Beekman Place cul de sac. Ten years later, I am happy with the choice we made. It will be interesting to continue checking back over the long term and see what happens with maintenance and taxes on both units. Currently the combined CAM + taxes are neck and neck, but I suspect the coop CAM is going to outpace the condo CAM, whereas the condo taxes will outpace the coop taxes. [less]
I imagine LL97 is going to show up in the maintenance of both. The cost has got to be staggering: every window replaced, oil to electric conversions in every single unit. The mind boggles.
Re the direction of maintenance, I don't see how it won't be affected by LL97 for both coops and condos. Every window replaced, every unit rewired for electric heat - it's staggering when you stop and think about it
Lucky you! Nice, airy feel to the place with great cityscapes. Must have been esp nice at night with all the lights.
We should hear from Mr. MCR first before any of us opine.
Did you pay $8,250 back in 2012 vs. the listing for $10,500 today?
Interesting price history on 23A, esp. the 2009 sale and lead up to it.

Now less than 20A although there's no chandelier.
@Rinette - Good point on the rent trajectory for 20A. We paid a bit more than the 2012 ask for a two-year lease. Also good eye re 23A price history - WTF?
Wow fantastic apartment!
BOT 2007 $7,025,925
And everyone laughed when I said there was a possibility prices could crash 50%
Or was that a "funny" transaction?
