Why so low? Any ideas? This building is nice. https://streeteasy.com/building/305-east-24-street-new_york/sale/1676449

It's not that low, and has the following drawbacks:
* Low floor, somewhat hemmed in by adjacent building
* Low ceilings
* smallish kitchen, poorly placed stove (in a corner) and fridge (in the middle of a length of counter)
* one long room, meaning the entry-end is going to be dark
* liberal sublet policy means a revolving door of neighbors, probably with ESA anacondas

On the plus side:
* Central air means no window units
* Big building, so lots of shareholders to shoulder repair bills (1960s building!)
* Kitchen equipment / cabinets look reasonably nice, if ordinary
* Retail on the ground floor may help keep maintenance low (but do your due diligence)
* The preferential rate on the garage could be a plus, but the building is in the congestion zone, so you're paying up if you have a car. If you don't, having the garage isn't a benefit worth paying for (unless you can pimp out the space to somebody)
