Why is this Soho apt not selling?

Re: this listing : https://streeteasy.com/building/121-mercer-street-new_york/4 Anyone have an idea why it's not selling? It's on a great street in Soho (not Broadway / Houston / Canal) and renovation looks ~fine, am I missing something?

It looks fun, but this is the typical where a young couple buys, lives in the center of a great neighborhood, and then a couple years later they get tired of no amenities, and start to think about growing up, considering a family etc

The crowded table seating 10 is a bit funny, plus the counter of 3.

They should have priced $2.995 at max to start
