Almost $1k per square foot in Brooklyn in *this* market? And that maintenance 'aint cheap either...

I checked that's the going rate in Brooklyn Hts. Manhattan is going for $1500 per sq ft even in this economic climates. Forte Green and Williamsburg about $750 per sq ft. Park Slope is higher like $1100 per sq ft.

Here to support what I said, These apartment is only 4 rooms unlike the one selling here with 5 rooms(formal Dinning, 2 bedrooms, Living + Kitchen):

Brooklyn heights is a very desirable neigborhood that's why the price remain steady. Appreciate very fast and a very good investment for real estate.

Maintenance is quite high--why if only $3MM building mortgage? How many units in building? Unit 6D sold for $1.1. Why is this one listed higher--it appears to have same layout and be in similar condition. Why are window shades closed in every room in photos? What floor is this on?

You're right. 6D went for $1,125,000. Units 6D has no designers Kitchen or granite finishing to Kitchen and FP. This one has Sub Zero, 6 Burner D.Oven, Sink has waste disposal, Jacuzzi etc. Bedrm Windows has expensive silhouette blinds and Living has colored spot lights on blinds so it was down to show. Maintenance is average for such size in Brooklyn Hts if you care to check- not high at all. $3M mortgage is sufficient as the building do not want much debts! Thanks for asking. You are a broker, Kylewest? Broker valued it and wants me to list this at $1.25M. Since it is a FSBO. I rather pass on savings to buyers instead.

Mandy: 6D did not sell for $1125000. It was offered at that price. It closed for $1.1MM as reflected in ACRIS and on the selling Corcoran broker's own website. You are seeking an $80,000 premium for blinds and appliances? Is this a higher floor than 6D? No, I'm not a broker at all.

kylewest, that's my listed price and are open to reasonable offers! 6D condition cannot compared with. All walls in 3d is sheet rocked. Is in move in condition unless you want to change wall color. 6D spent $80K renovating. Do you know that?

You misstate the sales price of 6D in justifying your ask price. Then you ignore my when I point out you exaggerated the close price on 6D by $25,000. I guess that causes me to question how on earth you would know the renovation costs incurred by 6D.

THis isn't a forum for pushing individual properties by owners or agent. Doing so is just going to piss off people on here. Did you notice how not a single other post is from someone selling a particular property?

And as mom says, your writing skills really don't inspire confidence with repeated basic grammar errors like conjugating "to be" incorrectly and countless syntax mistakes.

I would have to say after reviewing the photos for 6B vs. this one, the pricing on 6B, as well as the timing on the sale, that there is no way this apartment will go for north of 6B. My guess is that offers will come in just shy of $1MM and the price will settle at $1.025.
