Financing options for a fixer upper condo?

Discussion about
Hi, I have cash for 40% down and even the renovation, but not for full cash purchase. Everything i seqrch sends me to 203k which is for financing even the renovation which is no my case. It will be my primary residence but i need 3-5 months to fix it, then ill move it. Current kitchen and bath are not in working conditions. Can i still go with regular lenders or should i search somehwere else? Thank you

you might be a candidate for taking hard money and then refinancing.

Will check with some of my lenders and get back to you. Also have portfolio lenders.
