Could be a great project. My comments would be:
1) New building seems a bit large, like they're pushing every dimension to the max.
2) Layout's aren't ideal. The entryway that's public/common space between the MB and the rest of the apartment is odd. Who wants to walk to breakfast in a robe just as the porter is delivering the mail?
3) Morning Kitchen. I do like the morning kitchen; it seems healthier than putting a wet bar in the MB.
4) No fireplace--not even a fake one.
5) Library is tiny. Who would want to work there?
6) No mudroom. Where can kids drop their stuff?
Does anyone have a guess as to what each apartment would have to sell for in order to turn a profit? This looks like a massive undertaking.
Those upper Madison people fight anything different.
The building is in the UES historic district, but I think if the developers proposed bright bronze mirrored glass sheathing and hot pink painted window mullions CB8 would bless it, and Landmarks would approve it, since it gets rid of a building full of 'ordinary' apartments with tenants who probably can't afford to buy all their goods on Madison Avenue, and reduces the population at that corner to 13 people who don't know that 'Morning Kitchen' is shorthand for 'we couldn't figure out what to do with this wide spot in the master bedroom hallway, even though we don't have any linen closets in the private wing.' I usually have reasonable amounts of respect for Stern's work, but, man, c'mon...
