Compass vs Zillow

I'd think the sellers are not getting the benefit of the maximum sales price when prospective buyers are limited. Hard to mess with the simple supply vs. demand curve and come out ahead. I wasn't aware that there were many listings I don't see. Per the article, it looks like Compass got a bit big for their britches and some states are cracking down. We'll see.

It may be legal but it's very sharp business practice.

I had no idea Compass had such a big portion of the Manhattan Market.

If Compass reaches monopoly market control in NYC, I expect the total cost to the consumer of the sales transaction will be higher than it is now

I know it's because I'm old, but I think things were better way back when the market in Manhattan was mostly open listings.

Interesting. I just read on housing notes that compass is advertising they'll rebate 1/2% of the commission if you come in without a buyer agent on one of their listings.

My post went out today at 4 pm. At about 4:25, my phone started blowing up with many voicemails, text messages, and emails from Compass/Anywhere executives wanting to speak with me about my post. I have been especially critical of their firm over the past week, and they have clearly been on edge about it. Their comms guy reached out at 4:49 pm:

Hope you’re doing well. Getting in touch because the post from today about Compass is false and we need to ask you to please take it down ASAP. The agent, Regis, that you’re basing this piece on is not a Compass agent. The only reason the Compass logo is there is because it was originally a Compass listing, but this agent and this “private broker advantage” has zero to do with Compass. Like any REBNY member, he can access the IDX feed and share this listing on his site, but that does not mean he is an agent associated with the original listing brokerage

So THAT'S what they are worried about? Wow

I'm curious (because I want to read them) where were these extremely critical comments posted?
