Discussion about 22 West 15th Street #6D
THis one is now listed at $995 and sold 14 months ago for $910. The renovation was done prior to the sale 14 months ago. Pretty steep increase, if the asking price holds. Now of course some of you will cite the transaction costs and the brokerage fee. But the fact of the matter is, the person who is buying today would have been better off buying last yea as the price is up a good 10% in one year.
It does seem to me that they set that price to basically cover what they paid out in '07 and walk away even, as opposed to taking into account the market or comps. It will be interesting to see if there is a big push from people who bought in the last year or two to see if they can sell their apartments for a slight gain or for a wash, like this person.
Lucky if they $895.
Cheaply done building, popcorn ceilings, 8 foot ceilings on the non duplex units...And the super Frank just has to go! The most obnoxious super in the city. Good management from Greenthal, thought
If the seller is asking $ 995 and bought at $ 910 factoring in broker's fee and closing cost HE"S BARELY BREAKING EVEN. No increase there, He's just trying not to lose money

The building is unbelievably solid, thick concrete. Check out the stairwell and you can see the thickness of the floor plates which they don't make anymore.
I also live in a non-duplex. My ceilings are MEASURED at 9ft. My ceilings were popcorn ... years before I moved in. Years. Building was done 20 years ago. Most owners have redone popcorn ceilings. Compare that to the condo on West 18th and 8th where they do have 8 ft ceilings.
Plus the building is clean, well managed, well staffed with friendly staff, hot water always works, heat always works, elevators always work, laundry room is always in order and clean, exercise room is always in working order, recycling is always taken care of, floors are always vacuumed. So what is the super doing wrong? Yeah, he's not friendly. But I'd rather unfriendly guy who gets things done so there are no PROBLEMS.
I do read this board on occasion ... I find people's twisted agendas odd. True seven7 that the seller may just break even, but isn't the real point that the person who would buy this condo today would be paying more than if that person bought it 14 months ago? 995>910 no matter what.
