Discussion about The Visionaire at 70 Little West Street in Battery Park City
I like the building a lot (caveat: I'm a real estate agent so I pretty much have two public settings when I talk about buildings -- buildings that I like and I buildings I'm neutral on)
Every sale is different, but in this market you/your broker should find some room for negotiation.
Possible downsides to look into are high monthly charges (due to the PILOT payments to the Battery Park City Authority) and lack of pricing comparables (there's one other new green condo in the area, Riverhouse, and I'd argue that it's actually in a different micro-neighborhood)

The Millennium right next to the Visionaire is also a green building.
All the buildings since some year in the 2000s are required to be "green". They may not be LEED certified, but the Battery Park City Authority mandated certain green standards.
The area however really seems soulless.

I don't think it seems soulless. I love Battery Park City and I don't even live there! It;s clean, green and very friendly. I'd like to live there, but the prices are high.
what will be the price next year?
Have to think significant decreases (and they are already willing to negotiate versus no option late last year). When will Visionaire sales data become available on Streeteasy? Does it enter public domain at time of COE?
